Rental Agreements

The following is an outline of Studio Creo's policies, terms, and conditions. These guidelines and rules are set into place to ensure a safe environment for all visitors. Please read through the policies and understand you and your clients/visitors are responsible for upholding the latest rules and guidelines. Studio Creo has the right to modify policies without notice. The policies stated in the following document replace all previous policies and regulations.

STUDIO CREO RENTAL AGREEMENT

Middlefield, Connecticut

This Rental Agreement (“Agreement”) is made between Studio Creo (“Studio Owner”) and the person booking the rental or enrolling in a membership (“Renter” or “Member”). By completing a booking through Acuity or enrolling in a Studio Creo Membership, you agree to the following terms and conditions.​

​

1. Rental Use

​

Renter is granted permission to use Studio Creo, located in Middlefield, CT, for the purpose of photography, videography, podcasting, or content creation during the time reserved.


The studio may not be used for events, parties, or commercial filming without prior written consent from Studio Owner.


No pornography, nudity, or sexually explicit content may be created or produced in the studio.

2. Rental Duration

​

Rental time begins and ends at the scheduled time booked through Acuity.

 

Setup and cleanup must be completed within the reserved time. Early entry or late departure will result in an additional hourly charge billed to the card on file.​

​

3. Payment & Cancellations

​

Full payment is required at the time of booking to secure the reservation.


All bookings are non-refundable. Bookings may not be rescheduled or transferred unless approved by Studio Owner in writing.

4. Damages, Cleaning & Property

​

Renter agrees to leave the studio in the same condition it was found.

  • Renter is solely responsible for any damage to the property, studio set, flooring, backdrops, props, furniture, accessories, equipment, podcast gear, or any other contents during the rental period or while any party under their booking occupies the premises.

  • Do not cut the backdrop paper.

  • Any repair or replacement costs — including but not limited to spills, stains, marks, or excessive wear on furniture, walls, floors, or surfaces — will be billed to the card on file to restore damaged items to their original condition.

  • If the studio is left excessively unclean and/or damages occur during rental, a minimum $250 incidental/cleaning fee may be billed within 24 hours along with email documentation.

  • By booking or enrolling in a membership, Renter authorizes Studio Creo to charge the card on file for repair, replacement, cleaning, overtime, or damage-related fees incurred during or resulting from their rental.

  • Renter is also responsible for any missing supplies or items from the client closet.

  • All items brought to the premises must be removed at the end of the rental period. Items left behind for more than 7 days will be considered abandoned and may be discarded or kept by Studio Creo with no compensation to the Renter.

  • Renter is responsible for removing all trash and personal belongings before leaving. There is a dumpster located in the back right corner of the parking lot.

  • Furniture may be moved carefully but must be returned to its original position. Furniture movers are provided for easy moving to avoid damage to the floors.

Failure to follow these policies may result in additional cleaning or repair fees charged to the card on file.

​

5. Studio Rules

​

To maintain a safe and enjoyable space for everyone:

  • No smoking, vaping, or open flames.

  • Food and beverages are permitted but must be cleaned up.

  • Only service animals are allowed inside.

  • Maximum occupancy: 8 people.

  • Volume levels must be kept at a reasonable level as we have close neighbors.

Violation of these rules may result in immediate termination of the session without refund.

​

6. Lighting, Equipment

​

Studio Creo is a natural light and off camera flash studio. Renter can use the strobe provided or may bring their own lighting or photography equipment. Please do not move the lights in the podcast set. You may use them in the podcast set area, but do not move them for any other use. 


Note: The best natural light is typically available from morning until about 2.5 hours before sunset. Many photographers love to take advantage of this soft, flattering light, but off-camera flash or continuous lighting is also welcome.

7. Liability & Insurance

​

Renter assumes full responsibility for any personal injury, loss, or damage to equipment or persons that occurs during their rental.
Studio Owner is not responsible for any accidents, injuries, or property damage sustained by Renter, their clients, or guests while on the premises.

​

Renter is encouraged, and photographers are strongly recommended, to carry personal or business liability insurance to cover any incidents during use.

​

8. Indemnification

​

Renter agrees to indemnify, defend, and hold harmless Studio Owner, its agents, and affiliates from any claims, damages, losses, or expenses (including attorney’s fees) arising out of Renter’s use of the studio or violation of this Agreement.

​

9. Access & Conduct

​

Renter will receive access instructions before their session. Entry codes or keys must not be shared.


Renter agrees to use the space respectfully and ensure all participants behave in a professional and safe manner.

​

10. Termination

​

Studio Owner reserves the right to terminate any booking at any time if Renter violates these terms or engages in unsafe, disrespectful, or inappropriate conduct. No refunds will be issued in such cases.

​

11. Governing Law

​

This Agreement shall be governed by and construed under the laws of the State of Connecticut.

​

By completing your booking and payment through Acuity, you acknowledge that you have read, understood, and agree to all terms of this Rental Agreement.

​

If you are signing up for the Membership, please refer to the Membership Agreement below. 

​

STUDIO CREO MEMBERSHIP AGREEMENT

Middlefield, Connecticut

​

This Membership Agreement (“Agreement”) is made between Studio Creo (“Studio Owner”) and the subscribing Member. By enrolling in a Studio Creo Membership through Acuity, Member agrees to the following terms.

​

1. Membership Tiers

​

Studio Creo offers the following monthly memberships:

  • Insider Membership – 2 studio hours per month

  • Creator Membership – 4 studio hours per month

  • Director Membership – 8 studio hours per month

​

Unused hours may roll over for one (1) additional month only.


Maximum rollover may not exceed one month’s allotted hours for the selected tier.

​

Rolled-over hours expire if not used within the rollover month and do not carry forward further.

​

2. Commitment & Billing

​

Membership requires an initial two (2) month commitment.

​

After the initial commitment period, membership automatically converts to month-to-month and will continue to auto-renew each month unless cancelled.

​

The card on file will be automatically charged on a recurring monthly basis.

​

3. Automatic Renewal Disclosure

​

By enrolling, Member acknowledges that this is a recurring subscription that will automatically renew and that their payment method will be charged monthly unless cancelled in accordance with this Agreement.

​

4. Cancellation Policy

​

After the initial 2-month commitment, Member may cancel with at least 14 days written notice prior to the next billing date.

​

Cancellation must be submitted via email to Studio Owner.

​

Upon cancellation:

  • Remaining active hours must be used within the current billing cycle.

  • Any unused rollover hours are forfeited.

  • Hours may not be redeemed after membership termination.

​

Memberships may not be paused.

​

5. Booking & Usage

​

All bookings must be scheduled through Acuity and are subject to availability.

​

Membership hours may not be transferred, shared, or applied to another person’s rental.

​

6. Additional Time

​

If Member exceeds their allotted monthly hours, additional time will be billed at the standard hourly rate.

​

7. Application of Rental Agreement

​

All membership bookings are subject to the Studio Creo Rental Agreement. Member agrees to comply with all studio policies, damage clauses, and conduct rules outlined therein.

8. Termination by Studio Owner

​

Studio Owner reserves the right to terminate membership for violation of studio policies or inappropriate conduct.

​

9. Governing Law

​

This Agreement shall be governed under the laws of the State of Connecticut.
